Builders say prefabricated modular condos can help fill Toronto’s housing needs

People looking for a cheap home in Toronto may soon have a new option: prefabricated modular condos, which have never been seen before in Canada’s largest metropolis.
According to Michael Barker, co-founder of R-Hauz Solutions, a firm that builds prefabricated homes, a trio of companies is hoping to construct three mid-rise condo buildings inspired by a style of building found in parts of Scandinavia, Germany, and elsewhere in Europe, and do so quickly and sustainably.
The companies are seeking official approval for the project as the Toronto area faces an affordable housing problem due to a dearth of low- and mid-rise multi-family structures, which urban planners refer to as “the missing middle.” Many proposed housing projects, according to advocates, are slow to get off the ground or never get off the ground due to complex rules, as well as the time and cost of development.
This new approach, known as a “flat pack modular strategy,” would address those issues in part by being faster and less expensive, Barker says, by delivering a building that looks like “a house of cards,” with ready-to-assemble pieces delivered from the factory and teams simply putting them together on site.
